It’s usually one of two reasons.
The first is that you’ve maxed out your capacity as a solo agent and you have more business than you can handle. Rather than turning away that business, you want to profit from it.
The second is that you’d like to scale back and you’ve decided that sharing responsibility for your practice will give you a better quality of life, even if it reduces your income.

You can definitely start a team with the contract alone! It’s very in-depth and covers everything you need to start a successful team, or re-jig your existing team.
You may end up wanting mentorship as well—maybe you want to talk through the process of pitching a new contract to your existing team, or you want an opinion about using a different commission structure. But you can absolutely start a team with the contract alone and the contract is always the best place to start.

The contract covers a relationship between a team leader, who is responsible for lead generation, mentorship, and costs, and a team member who receives commission-based compensation in exchange for caring for clients, generating business, and representing the team’s brand.
This is the most common type of team in North America, and the model we used to become the #1 RE/MAX Team in Manitoba.
There are many other types of relationships that constitute teams, such as equal partnerships, or team leader & salaried licensed assistant.
If you are considering a different type of team, this contract still has enormous value for you as almost all of the issues will be applicable. Save the copy you download for your records, and then save another copy to edit to suit your particular arrangement.
At the end of the day you are starting from a complete and tested real estate team contract, rather than from scratch.

You are allowed to use the contract for the purposes of building your own real estate team or improving your existing team, so of course you can share it with your team members.
The non-disclosure agreement within the contract includes your intellectual property, of which this contract will be be a part of as it is intellectual property that you have purchased to grow your business. The contract will prevent your team members from using it for their own gain in the future, should they leave your team.
You are not allowed to share it with people outside of your direct team (ie: friends in the business, colleagues at the office, people that eventually approach you for advice about starting a team.) We appreciate you sending those types of people back to us here.

Generally, sessions are available between 11AM-3PM CST Tuesdays, Wednesdays, and Thursdays. Usually sessions are available within days of the booking. Feel free to send us a message if you need to work out different timing.

Like most things in life, the more you put into this, the more you will get out of it.
All sessions include a pre-session questionnaire. Completing the questionnaire helps you clarify your goals for the session, and get the most out of your time with Julia or Scott. Please submit this questionnaire 24 hrs ahead of your booking.
We recommend clearing your schedule for 15 mins ahead of your booking to reflect on your goals for the session, jot down notes about questions that have come up, and review your pre-questionnaire.

Totally up to you. Either way, you will have our undivided attention for the entire consultation. If you book a video consultation, we will send you a Google Meet link. If you book a phone consultation, we will call you at the appointed time.

We get it. Please provide 24 hrs notice and we will rebook your session. However, we will only rebook a session once; if you need to cancel for the second time, you will forfeit that session.

We will remain available to you for the entire length of your booked session, as that time has been dedicated to you. We will start when you log-on, and we will finish at the end of the scheduled time.
There are no refunds or rescheduling of sessions cancelled or missed with less than 24 hrs notice.
